LIBOR Case Studies

Bad news that ain't so bad - By Jack Williams

Tom and Alisha Conover were worried. After all of the media attention on resetting ARM loans that were then toxic to the homeowner, they were not happy to be anticipating a traumatic March 10 when their 5/1 LIBOR ARM resets. They came to me to secure replacement financing for their current 5.875% 5/1 interest-only LIBOR ARM (based on the 1YR LIBOR at a margin of 2.25), and to inquire as to whether we could roll in about $15,000 of debt plus fees, and still remain close to their current monthly payment. They can't afford the payments on a 30-year fixed, and their home doesn't carry enough equity to get them into today's best-case conforming rates. Read more >>

Commercial Brick-and-Mortar 1st Lien Debt vs. Line Of Credit/Business Development Lending - By Jack Williams

Well-established boutique brick-and-mortar business seeks to bring their 3 locations into the 21st century to compete with e-business equipped rivals. The nature of their technology upgrades and infrastructure expenditures necessitate a LARGE business development loan, cumbersome at best, and reminiscent of black holes at their worst. Read more >>

Customer is a 30 year investor client who concentrates on SF Bay Area realty. Confessions of an L.A. Loan Officer - By Karen Croby

I love L.A. but I know things aren’t perfect here. Homes are expensive, especially in exclusive communities like Beverly Hills, Bel-Air, Santa Monica, and Malibu. When people want to buy one of these premium properties, that is where I come in with 20 years of mortgage experience. And I had a secret weapon: the LIBOR loan.

My Million-Dollar Mortgage is at 1.875% - By Paul Wylie

That’s not a typo in the article title. It is not a teaser rate. It is not an option ARM rate. This is not a toxic mortgage. This is not a special program or a “Friends of Angelo” deal. My mortgage, and others like it, is available on the open market, BUT it is not ideal for everyone. And no, it will not always be this low. Read more >>

LIBORATED is dedicated to the premise that intelligent borrowing using loans based on the LIBOR index can create cash flow advantages and long-term savings. Let’s put our premise to the test with the following case study. While this is a hypothetical scenario, the borrower, the property, cash management, and investments discussed are a composite of actual experiences known to the LIBORATED staff. Read more >>

Real Estate Investing, the LIBORATED Way - By Paul Wylie

Invest in real estate. To some, the statement is a call to action, a way for everyday, hardworking people to build wealth. To others, it’s an indictment of mental health, as in: “Invest in real estate? Are you crazy?” (I’m not fond of rhetorical questions—ask anyone who’s worked in a marketing department at one of my companies.) Lest I keep you in suspense, let me confirm that I belong to the first group. Read more >>
